1. Reserving Your Unit (Non-Binding) - $1,000.00
Your journey begins with choosing your desired unit, signing a Reservation Agreement, and making a refundable $1,000.00 deposit to 19 Roosevelt Trail LLC. This deposit will be credited towards your upgraded finish selections or refunded if no upgrades are chosen.
2. Placing Your Unit Under Contract (Binding) – 5% of Base Price
You’ll have 14-21 days (depending on development progress and unit demand) to review the development documents, ask questions, and obtain a bank pre-qualification, if needed. Partner’s Bank is the preferred lender for this project. You'll then sign a Purchase & Sales Agreement (P&S) which includes:
First Deposit: $10,000.00 at signing
Second Deposit: 5% of the base purchase price less $10,000.00 due at Notice of Framing
These Escrow Deposits are made payable to Berkshire Hathaway HomeServices Verani Realty (or BHHS – Verani Realty for short) and are applied toward your base purchase price at closing.

3. Customizing Your Unit’s Finishes – $$ Based on Selections
Once under agreement, you will partake in finish selection meetings. Plan for two 1-hour meetings to navigate through our extensive customization options. All selections must be finalized within 21 days of P&S signing or within 30 days of unit framing, whichever is sooner.
Once finish selection allowance (if any) is exhausted, all finish upgrades are to be paid out of pocket and are NON-REFUNDABLE.
First Deposit: 50% deposit to draw changes or place finishes on order.
Final Payment: Remaining balance due upon Notice of Framing
Upgrade deposits should be payable to 19 Roosevelt Trail LLC
